West Philadelphia Real Estate Quick Guide

A glimpse of average home and rent prices, days on market, and homes sold in the West Philadelphia real estate market

I feel like anytime I meet someone from West Philadelphia, they tell me it’s the best neighborhood in Philadelphia. The residents usually speak to the unique restaurants, vibrant music venues, and bounty of trees as reasons to live there. Most often though, it the abundance of character you just won’t find in other areas of the city that sells people on West Philly. If you are looking for a true bohemian feel, West Philadelphia may be for you.

From a real estate point of view, I would argue the recent 3.3% growth reported in housing prices as a solid reason to tout the value of the area. The report released by Kevin C. Gillen, a senior research fellow at Drexel’s Lindy Institute for Urban Innovation and chief economist of Meyers Research LLC, shows that this area of the city saw a higher increase in home prices than 6 of the 9 areas studied. What I like more about this area is when you start breaking West Philadelphia into the smaller neighborhoods, you see that the area continues to offer housing options for every budget.

For the month of December, we are going to take a deeper look at the real estate market in West Philadelphia. To kick it off, we present our very own “Quick Guide to West Philadelphia Real Estate.” The guide highlights real estate in five of West Philadelphia’s fifteen neighborhoods –  University City, Spruce Hill, Mantua, Powelton Village, and Cedar Park – and covers census data,  market trends, and average pricing.
